Which Procore alternative fits your contracting business?
The short answer: Contractor Foreman is the budget all-in-one for small GCs, Buildxact fits estimating-led builders, Knowify fits trade subcontractors, and Buildertrend fits residential builders. Choose Fieldwire for plan-based field coordination, Bluebeam for PDF takeoff and markup, or Autodesk Forma Build for a BIM-heavy commercial workflow.
Procore still makes sense for commercial contractors that need a broad platform and want every stakeholder inside it. Its pricing explains why smaller firms shop around. Procore says: “We charge an upfront annual fee by product and based upon your Annual Construction Volume (ACV).” Procore also includes unlimited users, data, and support. Procore explains that model on its pricing page, and our Procore pricing guide shows how to compare an ACV quote with per-user and flat-rate products.
Do not read this as a universal ranking. These seven products solve different operating problems. The right comparison starts with the work your crew must finish every day, not the longest feature list.
Seven alternatives at a glance
| Alternative | Best fit | Current pricing model | Main tradeoff |
|---|---|---|---|
| Contractor Foreman | Small GCs that want one system on a tight budget | $49–$332 per month on annual plans | User limits and feature access vary by tier |
| Buildxact | Small builders and remodelers led by estimating and takeoff | Free Go plan; paid monthly or annual plans | Full job management starts above the entry paid tier |
| Knowify | Specialty trades that need job costing and AIA billing | Published Core and Advanced plans; Enterprise quote | Deeper controls sit in higher tiers |
| Buildertrend | Custom home builders and remodelers | Get a live sales quote | Less natural for commercial BIM workflows |
| Fieldwire | Field teams coordinating work from plans | Free Basic; paid per user | Not a full accounting or estimating suite |
| Bluebeam | Estimators and teams centered on PDFs | Annual per-user subscriptions | Not a construction ERP or full PM platform |
| Autodesk Forma Build | BIM-heavy commercial teams in the Autodesk ecosystem | Quote-based; flexible by user, project, or account | More ecosystem and implementation than a small shop needs |
Use three filters before a demo:
- Workflow: residential selections, subcontractor job costing, BIM coordination, or field punch work are not the same job.
- Cost shape: compare annual contract value, included users, paid add-ons, training, and implementation. Our construction software pricing guide provides a worksheet for that comparison.
- Adoption: test the exact mobile steps a foreman and office administrator perform. A cheaper product that the field refuses to use is not cheaper.
Best budget all-in-ones: Contractor Foreman, Buildxact, and Knowify
Contractor Foreman: lowest entry price for a broad platform
Contractor Foreman lists annual plans from $49 per month for Basic to $332 per month for Unlimited. The official pricing page also shows the included user count for each tier: one for Basic, three for Standard, eight for Plus, and 15 for Pro before Unlimited. That makes it the clearest starting point for a small GC that wants estimating, project controls, time tracking, and client communication in one product.
Contractor Foreman says its pricing does not increase based on company growth and allows unlimited projects. That language appears in the current pricing FAQ. That is narrower than a guarantee that every future renewal rate will stay unchanged, so use the renewal language in your written contract as the final rule.
Buildxact: strongest fit when estimating leads the workflow
Buildxact lists a free Go plan and paid plans with unlimited users. Its current US pricing page lists Foundation at $199 month-to-month or $169 per month billed annually, with Pro and Master above it. Foundation includes digital takeoffs and proposals; full job management and schedules begin with Pro.
That split matters. Choose Buildxact when takeoff-to-estimate speed wins the decision. Do not buy the lowest paid tier assuming every production workflow is included.
Knowify: strongest accounting fit for trade subcontractors
Knowify Core includes one user, Advanced includes 10 users, and Enterprise includes unlimited users. Knowify publishes the plan matrix, including AIA pay applications in every base plan and job costing in Advanced and Enterprise. It also lists additional users at $29 per month for Core and Advanced.
Knowify is the better fit when project financial control is the center of the decision. A trade contractor that lives in QuickBooks and bills with AIA forms has a different problem from a GC managing broad commercial collaboration.
Best for custom home builders and remodelers: Buildertrend
Buildertrend remains the residential pick because the buyer is usually organizing a builder-to-homeowner relationship, not a commercial subcontractor network. Selections, approvals, client communication, and change decisions matter as much as a drawing log. Buildertrend’s developer-provided app listing names selections, estimates, change orders, client and subcontractor portals, and electronic signatures. The listing supports the workflow fit, not a universal price.
Do not carry old published prices into a buying meeting. Get a written quote for your project volume, users, onboarding, payment tools, and any add-ons. Then compare it with Buildxact: Buildertrend is the better starting point when the homeowner workflow drives the job; Buildxact deserves the closer look when estimating and takeoff drive it.
Our Buildertrend review covers the residential workflow in detail. If the final decision is only between these two categories, the Procore versus Buildertrend comparison explains where the commercial and residential models separate.
Best focused field tools: Fieldwire and Bluebeam
Fieldwire: plans, tasks, and punch work in the field
Fieldwire Basic costs $0 per user per month. Fieldwire Basic is limited to five users, three projects, and 100 sheets. Fieldwire lists Pro at $39, Business at $64, and Business Plus at $89 per user per month when billed annually. Pro adds reports, exports, sheet compare, templates, and custom task statuses; RFIs, submittals, change orders, and budget appear in Business Plus.
Fieldwire is not the cheap version of every Procore module. It is the focused choice when plan viewing and field task coordination are the real requirement.
Bluebeam: PDF markup, measurement, and takeoff
Bluebeam lists Basics at $260, Core at $330, and Complete at $440 per user, billed annually. The current plan page puts advanced measurements and hosted Studio collaboration in Core, while Complete adds workflow automation and Quantity Link.
Revu 20 reached End of Support on July 31, 2026, and reaches End of Life on December 31, 2026. That makes migration planning part of the purchase decision for legacy-license teams. Bluebeam can replace the PDF review and takeoff slice of Procore, not its financial back office. Our Bluebeam versus Procore guide maps that boundary.
Best for BIM-heavy commercial teams: Autodesk Forma Build
Autodesk Construction Cloud is now part of Autodesk Forma, and ACC product names have been updated. Autodesk’s current page lists Forma Build inside its construction-operations offering, but the cited excerpt does not map every former product name one-to-one. Autodesk explains the portfolio change and lists the current bundle.
Autodesk says its current pricing can be user-, project-, or account-based. The old version of this article described low-to-mid-hundreds per-user pricing and sheet quotas; that is no longer a sound buying assumption. Ask for the specific Construction Operations or product bundle that matches your document management, cost, quality, safety, and closeout requirements.
This is the natural Procore alternative when Revit, model coordination, and the Autodesk data environment already shape the project. If your work is not model-led, the ecosystem is overhead rather than an advantage.
ServiceTitan and Jobber solve a different problem
A dispatch-led HVAC, plumbing, or electrical service company should not force its workflow into a GC project-management system. Service businesses need technician scheduling, dispatch, recurring service agreements, quoting, invoicing, and payment collection around short jobs.
ServiceTitan and Jobber can replace Procore only when Procore was the wrong category in the first place. They are not included among the seven construction-project alternatives above. If this describes your business, start with our Jobber versus ServiceTitan comparison rather than a construction PM feature grid.
Frequently asked questions
Why is Procore expensive for a small contractor?
Procore charges an upfront annual fee by product and annual construction volume rather than a simple per-seat list price. Unlimited users can work well for a large project network, but a small team may pay for more platform than it uses.
What is the cheapest full Procore alternative?
Contractor Foreman is the lowest-priced full platform in this comparison. Its annual plans currently run from $49 per month for one Basic user to $332 per month for Unlimited. Compare included features, user limits, onboarding, and integrations before choosing a tier.
Which Procore alternative is best for home builders?
Buildertrend is the strongest fit here for custom home builders and remodelers that organize work around homeowner communication, selections, and approvals. Get a current quote and compare it with Buildxact if estimating and takeoff matter more than the client portal.
Can Fieldwire or Bluebeam replace Procore?
They can replace a narrow slice of Procore. Fieldwire fits plan-based field coordination; Bluebeam fits PDF markup, measurement, and takeoff. Neither is a full financial and project-management replacement.
What happened to Autodesk Build?
Autodesk Construction Cloud is now part of Autodesk Forma, and Autodesk’s current construction-operations page lists Forma Build. Autodesk offers quote-based bundles and says pricing can be user-, project-, or account-based.
